Where does this cover?

Minneapolis. 108,123 residential parcels the app can value, with owners and the absentee flag, plus about 23,000 live distress signals from six city and county sources. Parcel and owner records are loaded for the whole of Hennepin and Ramsey, but a house is only offered once its above-grade square footage is on file — without that figure no comparable sale can be priced against it, so listing it would be listing something we cannot value. Anything outside that is not shown, and no screen pretends otherwise.

Where do the cash buyers come from?

From who actually closed cash purchases in state records — not from people who filled in a form. Their buy box is observed from purchase patterns, and every screen labels it that way. A match is a reason to call, not a commitment to buy.

Is this a brokerage?

No. Oakdeed is not a real estate brokerage and does not represent buyers or sellers (Minn. Stat. ch. 82). You buy for your own account and may assign your position, which the documents disclose to both sides.

Can I market a property before I control it?

Not through this product. Buyer matching unlocks only when an executed purchase agreement is on file, and the check runs again on the server before any buyer is fetched. Marketing a property you do not control is acting for another under Minn. Stat. § 82.55 subd. 19(a).

What happens on a pre-foreclosure property?

The analysis stops for three questions: leaseback, buy-back option, and whether the seller stays after closing. Any yes makes you an equity purchaser under Minn. Stat. §§ 325N.10–.18, which blocks every document and routes the deal to an attorney.

Are the contracts safe to sign?

The transaction templates were released on 12 September 2026 for signature. They are fixed, versioned files drafted for attorney review — never written by AI. Parties and terms are entered once on the deal, and a document for signature will not generate while a field it needs is blank. Read it before you send it all the same.

Does it send emails, texts or calls for me?

No. Outreach is a checker: it tests the calling hour against Minnesota’s 9:00–21:00 window and screens your wording for foreclosure-rescue language. Prerecorded and synthesized voice are blocked outright under § 325E.27. The only email it sends is a signed copy to the person who signed.

What does it cost?

Nothing, for now. Payments are switched off, so every account gets every tool — skip trace, e-signature and exports included — with no plan and no credits.

Is there a free trial or self-serve sign-up?

Sign-up is self-serve, and the app is free for now: create an account and everything opens. The welcome steps say plainly which parts are not wired yet.

Do you sell my searches or my data?
